Real Estate Funds in Market

In an extract from the Preqin Quarterly Update: Real Estate, Q2 2015, we investigate private real estate funds currently seeking investor commitments, featuring the latest data.

The number and aggregate target capital of closed-end private real estate funds in market has remained relatively consistent during Q2, with 417 vehicles looking to raise USD149bn as of July 2015 (Fig 1). The majority of funds in market are focused primarily on North America (56 per cent), with the region also representing 58 per cent of the total targeted capital (Fig 2). The number of funds focused on regions outside North America, Europe and Asia has increased by 31 per cent since Q1 2015, with 47 vehicles targeting USD10.1bn in institutional capital.

Fundraising remains competitive; 58 per cent of vehicles have been raising capital for over a year, up from 53 per cent last quarter (Fig 3). Thirty-eight percent of funds that have yet to hold a final close have been launched in the last six months, while approximately 70 per cent of vehicles that have held at least one interim close have been in the market for over a year.

Managed by Brookfield Asset Management, Brookfield Strategic Real Estate Partners II is the largest fund in market, currently targeting USD7bn for investment in commercial properties and real estate operating companies globally. Should this fund close at target, it will become the ninth largest closed-end private real estate fund of all time.
