Quantum Equities, a Seattle-based commercial property redeveloper, has launched a real estate opportunistic investment fund specialising in distressed commercial properties in the US Pacific Northwest region.
The fund has two classes of participating preferred shares, each with a stated dividend plus 80 per cent participation in capital gains, and a forward security position for investor-partners.
The fund’s investment objective is to diversify investors away from the stock market, and to offer returns well above market through the acquisition and turnaround of distressed properties.
Investment is in a diversified portfolio of commercial properties in the Pacific Northwest area, and by charter the fund may not invest in any sort of stock market security. It has a structured life of five years, and targets an investment holding period of two to five years.
The fund places investor-partners in a forward security position, ahead of fund officers, such that investors are paid in full before officers receive any dividends.
