Freeport, a Carlyle Europe Real Estate portfolio company and a developer and operator of outlet malls in Europe, has completed its successful refinancing with new investment provided by a sovereign wealth fund from the Middle East.
Following the refinancing, it has also created a new entity for Freeport’s property management team, Freeport Retail, to provide specialist outsourced asset management services and is actively working with real estate investors across Europe.
Since its inception, Freeport Retail has already taken over the management of the Ringsted Outlet near Copenhagen, which is owned by TK Development AS and The Miller Group Ltd, and is making progress in signing new tenants and improving the income profile of the outlet. Freeport is the largest retail outlet operator in Scandinavia and continues to look at further opportunities in the region and across Europe as a whole. Freeport Retail has proven its expertise in its performance across its existing portfolio, and is currently in negotiations on a number of other opportunities across Europe, where it sees strong potential to create value and improve income by applying this experience and improving asset management.
Freeport has seen significant success in its performance since its acquisition by Carlyle four years ago, growing revenues and income every year since, and the full year results for its financial year ending June 2011 have shown its best ever profitability, with a 22% increase in net income over 2010 and year- on- year growth since acquisition of over 30%. This has been driven by asset management initiatives increasing occupancy income to record levels across all centres, with particularly strong results at Kungsbacka in Sweden, which increased net income by 35% in 2011. Average occupancy across the three centres stands at over 98%.
